Our granny-flat designs are fixed-price: STUDIO HOUSE 50 (50 m², 1 bed) from $125,000, COMPACT HOUSE 60 (60 m², 2 bed) from $145,000, and the larger SMALL HOUSE 80 (80 m², 2 bed / 2 bath) from $179,000 — all excluding land and site costs. Site costs (footings, connections, delivery and crane) typically add $25–45k on a flat block and are confirmed at the free site assessment, then fixed in the same contract.
